Includes contract negotiation (amending and agreeing terms), all telephone calls, emails and letters relating to the progression of property file, arranging the tenancy and agreement contract, registration/protection of tenant’s deposit with a Government authorised scheme.
Additional Tenant Fee £60 + VAT per tenant (over the age of 18).
Processing the application, associated paperwork as above.
Permitted Occupier Fee (No charge to the tenant).
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and Landlord as well as the provision documentary guidance and assistance during the tenancy.
Accompanied Inventory Check-in Fee (No charge to the tenant).
Third party/independent professional inventory clerk to attend and prepare an inventory and schedule of condition of the property, explaining how appliances function and taking meter readings for utilities and services.
Tenant Referencing £60 Inc VAT per tenant and carried out by a third party/independent referencing company. Includes identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability.
Check-Out Fee (tenant´s share) £50 – £195 depending on the size and furnishing of the property.
Attending the property to undertake an updated schedule of condition based on the original inventory. (If in a property managed by Pillars) negotiating the repayment of the security deposit.
Future Landlord Reference (No charge to the tenant) per reference request.
Collating information and preparing a reference for a future Landlord or letting agent
Where actions of the tenant results in the agent (or nominated contactor) attending the property, time to remedy the situation is charged at the hourly rate.
Guarantor Fee £60 Inc VAT per guarantor (if required).
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
